Shocked by the news that the National Association of Realtors (NAR) has agreed to pay any amount of money on the recent ridiculous judgment incites me to write this opinion. On Real Estate Capitalization rates

Income property value is based upon a net operating income (NOI) rate of return. That is, if owned free and clear what would be the annual rate of return based upon that net cash bottom line without interest, depreciation or capital expenditures. Bubble bursting August 4, 2022
