My Fees

TOM PROVIDES COMPETENT AND UNBIASED COUNSEL BASED
ON ANALYSIS OF YOUR CIRCUMSTANCES AND GOALS. FEE
ARRANGEMENTS ARE STRUCTURED FOR COMPATIBILITY WITH
YOUR WANTS AND NEEDS.

Counseling charges, where no property transfer is involved are
arranged on an hourly basis.

Sales, Exchanges and other Dispositions are on a real estate
brokerage fee contract basis. Flat fee, contingency and
combinations of the above arrangements are available. Hourly
is preferred as it saves substantial money for Tom’s client and
at the same time assures Tom that he is not working for free.

Representing you as a buyer’s agent for purchasing property is
on a real estate brokerage fee contract basis. Hourly, Flat fee,
contingency and hybrid arrangements are available.

Property analysis, valuation studies, development and other
work is quoted in advance.

Tom is qualified and experienced in at least 55 areas of real
estate but not all areas. Call for an honest discussion.

Hourly Rate Pricing Policy

Rate is negotiable and should not be copied by competing Realtors

  • One Hundred Twenty Five ($125.oo) dollars per hour
    • Minimum charge five ($5.oo) per call or email
      • Maximum ceiling on charges i.e. volume discount
      • Not to exceed $2,000 per week
      • Not to exceed $8,000 per month
  • Add “out of pocket cost” to hourly charges which are considered
    labor. Out of pocket direct cost include but are not limited to
    travel at IRS mileage, out of town meals, 3 rd party printing and
    shipping charges, special single use web posting and fees paid to
    cooperating brokers.
  • Although most hourly rate is considered “consulting” it may also
    be applied to listing, leasing, exchanging and selling of real estate.
    • Minimum listings posting Residential $600
    • Minimum listings posting of non-residential $1,000
    • Sales by negotiation. Generally a $500 retainer.
    • At this time, Canadian dollars are taken at par to USA dollar.
      However if paid in Canadian dollars add 13% HST tax.
